Do all your properties come furnished?

Yes, all our homes come comprehensively furnished. In the communal areas we include a dining table and chairs, sofa and coffee table, floor rugs and decorative accessories. In the bedrooms, it is either a king or queen sized bed with a bedside table and wardrobe.

What amenities and appliances are provided in the property?

All our homes are fitted with 1GB Mesh high-speed WiFi, bedding linen, washing machine, tumble dryer and comprehensive kitchenware inventory including crockery, glassware, cutlery and utensils including pots and pans, kettle, toaster and microwave. Each kitchen is fitted with a hob, oven and large fridge. Please refer to our individual homes webpage for information about additional amenities and condo facilities as these vary by property.

Can you remove the furniture if I provide my own?

We are not able to remove any of the furniture provided, but you are welcome to add additional items of furniture to your bedroom.

Do you allow pets?

No, unfortunately we do not allow pets in any of our homes.

Do you allow cooking?

We enthusiastically encourage cooking in our homes and provide all the kitchenware and utensils you need to prepare a delicious meal. We ask that you are considerate of your flatmates and clean up after using the kitchen.

How do I book a room?

Once we receive your confirmation along with your identification documents - passport copy or IC - we will issue you an electronic licence agreement and invoice. As soon as the agreement is signed by both parties and payment made, your room is yours.

What do I have to pay upfront?

Your first invoice is made up of a refundable deposit and the first month fee for your room. Depending on your move-in date, the first month will be pro-rated to cover the duration of stay for the first month. The deposit is equal to one month’s fee and is refundable at the end of your tenancy with gnômadic, provided there is no damage to the property, fixtures or fittings.

What is included in the monthly payment?

Your monthly payment includes the fee for your room, use of the communal areas, utilities, WiFi, weekly cleaning for the entire home, minor repair and routine maintenance, as well as communal activities and access to gnômadic’s Lifestyle Programme.

Are there additional fees beyond my monthly payment?

THERE ARE NO HIDDEN FEES!!!  While we encourage Residents to be eco-conscious we do not put a cap on monthly utility usage.  Additionally, there are no joining fees or other additional expenses.

What is the minimum lease period?

There is a 3 month minimum stay for all our homes. Thereafter the agreement is automatically renewed until the Resident gives us 30 days’ notice in writing to terminate the agreement.

Can I transfer between homes?

Yes, if you want to move to a different part of town or live in another property with a vacant room, you can easily transfer between gnômadic properties. Please get in touch with the gnômadic team and we will be happy to assist.

What if there is a dispute with one of my co-Residents?

For minor issues and disputes we encourage you to resolve things directly with your co-Residents. If you’re concerned that someone in your home has infringed our community norms, please get in touch with the gnômadic team for assistance.

What do I do if I have an emergency in my flat?

We've prepared a contact list of emergency numbers in the Resident Handbook for your reference. Alternatively, please get in touch with the gnômadic team if needed.

Is it possible to get to know my co-Residents before I move in?

We will strive to arrange your viewings to enable you to meet your potential co-Residents before you move in.

Usage of communal areas

As a co-living home, the communal areas are a shared space between all Residents and we ask that you respect these communal spaces. As a community-centric experience, we encourage creating bonds between Residents and the wider gnômadic community however do remember to check with your co-Residents prior to having any guests over to the home.
